Development and implementation of a high-quality project for the renewal and optimization of the care centre that fully meets functional, operational and economic requirements. The focus is on implementing the uses within the existing building volume, so that ideally, building extensions can be avoided. Construction and technical tasks The following measures must be addressed as part of the renovation: Renewal of largely obsolete building services installations Implementation of the space programme Conceptual adjustments must also be taken into account, in particular: Switch to exclusively single rooms Adjustments to organizational structure (e.g. residential groups) Standards and technical requirements Planning must comply with all relevant standards and regulations. The focus is particularly on: Fire safety Formation of fire compartments (particularly in the atrium area) Requirements for doors and escape routes Earthquake safety Review of possible upgrading to comply with current standards According to the technical condition analysis 2019, earthquake safety is considered presumably sufficient, however without conclusive evidence. Operational requirements Planning must be derived directly from the operational concept. The following topics are in the foreground: Optimization of space efficiency Design of spatial layout to intuitively and efficiently support processes Reduction of distances for care, hotel services, logistics and staff Creation of quiet, manageable units that are perceived as smaller and more homely Design of the environment for residents and staff with high quality of stay This particularly affects optimizations in the following areas: Gastronomy Laundry Goods delivery Construction execution during operations The renovation takes place during ongoing operations. Accordingly, the following points are essential: Minimization of operational disruption Reduction of vacancies to a minimum Ensuring the highest possible operating capacity during the construction phase Phasing must be designed so that operations can be maintained at all times. Expectations of the solution approach The planning team is expected in this procedure to present a coherent and easily comprehensible solution approach that is systematically derived from the framework conditions. In particular, it must demonstrate: how the requirements of the operational concept are implemented how the use is organized how phasing is carried out during ongoing operations how operational processes are ensured during the construction phase The presentation must be clearly structured, schematic and easy to understand.
