Construction Management – New Operations Building Arbon Energie AG

Arbon Energie AG no longer has sufficient capacity / space at its current location on Salwiesenstrasse to meet operational requirements and future growth. Both administrative and warehouse / workshop areas have reached their limits. The existing transshipment and storage areas are poorly arranged and offer only limited covered spaces. Materials such as cable spools are partially stored in the open or under inadequate weather protection, which complicates operations and increases maintenance. The parking situation is also insufficient, and the existing building lacks common areas and larger meeting rooms. As early as 2020, the planning office Morgenegg Gervasi AG examined an expansion at the current site. However, these investigations showed that further development of the existing facility on Salwiesenstrasse does not represent a sustainable long-term solution. On 1 January 2025, Arbon Energie AG was able to acquire parcel no. 4210 at Blumenaustrasse 8 in Arbon. The property is conveniently located near highway connections towards St. Gallen and Romanshorn and on the border with Roggwil and Berg SG. On the parcel there is an existing commercial building, which is to be partially repurposed in the future. To the south, an undeveloped building site offers ideal conditions for the construction of a modern new service yard. The preparation of SIA phases 2–3 was commissioned in January 2025 to the architecture firm Fitzi Architektur, Arbon. In August 2025, the Board of Directors of Arbon Energie AG approved a budget of CHF 14.5 million for the planning and construction of the new service yard at the Blumenaustrasse 8 site in Arbon. The new building is to be directly connected to the existing commercial building, which will serve as a reserve for administrative or storage space in the future. Connections on the first and second floors create a functional unit that allows for future expansions on the parcel. The new building includes a workshop hall, work and storage areas, administrative offices as well as common areas and break rooms. A transparent photovoltaic system above the workshop hall and the atrium provides natural lighting and energy generation. Furthermore, the planned building is designed to meet future user / operator requirements. Heat supply is provided by a joint heating center with a brine/water heat pump. The entire building is planned and constructed to Minergie standard. Structurally, solid construction with external thermal insulation is planned; the façade combines exposed concrete in the base and workshop areas with vertical timber cladding in the upper floors. The parcel is used efficiently: maneuvering and parking areas are combined, truck access allows direct access to the hall, and an additional transformer station complements the operational infrastructure. The landscaping design includes vegetation with natural grassland and native trees. With the construction of the new service yard, Arbon Energie AG creates the spatial conditions to optimize its operational processes, sustainably fulfill its service mandate, and ensure supply security in the long term.
