The Municipal Theatre Olten is a versatile venue with supra-regional significance and fulfils a central cultural and social function for the city of Olten and the surrounding region. Operations encompass both professional cultural activities featuring guest performances in the fields of drama, musical theatre and concerts, as well as intensive rental and conference activities. This dual use fundamentally shapes the requirements for infrastructure, workflows and organisation. The existing building structure dates back to the late 19th and early 20th century. Despite targeted renovations – particularly in 2005 – the building has reached its operational, functional and technical limits in several areas. In particular, the building envelope, technical systems and certain ancillary and operational spaces require renovation and adaptation. The mandate comprises the comprehensive renovation and modernisation of the Municipal Theatre Olten in its existing location. A general planning team is sought that will integrate the structural, operational, functional, technical and design requirements of the building into a coherent overall concept. The general planning team must cover at minimum the following specialist areas: _ Architecture / Overall project management (General planning) _ Theatre and stage planning _ Structural engineering _ HVAC planning (Heating, Ventilation, Air Conditioning) _ Sanitary planning _ Electrical planning _ Building automation (MSRL) _ Building physics and acoustics _ Fire protection planning _ Catering planning The mandate includes services from SIA phases 31, 32, 33, 41, 51, 52 and 53. The present selective planning team selection procedure marks the starting point for further project development. Following completion of the procedure, it is planned to commission the selected planning partners with the next planning steps. The key milestones include: _ Q3/Q4 2026 Conducting the selective planning team selection procedure _ Q1 2027 Commissioning of the selected planning team _ Q2 2028 Building permit application for the construction project _ Q4 2029 – Q3 2031 Construction commencement through to commissioning Commissioning will be carried out in phases and is subject to approval of the required funding and consent of the competent authorities.
